MarkiT is a trading name of Therefore Solutions Ltd, a private limited company registered in England and Wales (Company No. 16414999). We provide clients with research reports, data analysis, and informational consultations relating to residential and investment property, operating UK-wide. MarkiT is not a financial adviser, mortgage broker, solicitor, conveyancer, surveyor, or estate agent. We are an independent research and information service.
Our services consist of: compilation and presentation of publicly available data from sources including Land Registry, ONS, local authority planning portals, Ofsted, and the Environment Agency; research reports summarising findings in relation to a specific property or area; informational consultations explaining our findings; and market monitoring services providing regular data updates.
Nothing in any report or communication from MarkiT should be construed as: financial or investment advice under FSMA 2000; a recommendation to buy or sell any property; legal advice of any kind; a structural survey; mortgage advice; or a regulated valuation. We recommend MarkiT research is used alongside — not instead of — your solicitor and surveyor. All property decisions remain solely the responsibility of the client.
MarkiT draws on publicly available data sources believed to be reliable at the time of research. However, we cannot guarantee the accuracy, completeness, or currency of third-party data. All research is conducted at a specific point in time — markets, planning applications, school catchments, and other information can change after the date of a report. Reports are provided on an 'as is' basis.
To the fullest extent permitted by law, MarkiT shall not be liable for any loss or damage — whether direct, indirect, or consequential — arising from reliance on any information we provide; any property decision made by the client; inaccuracies in third-party data; or changes in market conditions after the date of a report. Where liability cannot be excluded by law, MarkiT's total liability shall not exceed the total fees paid by that client for the specific service giving rise to the claim.
By engaging MarkiT's services, the client agrees to: provide accurate and complete information at engagement; use MarkiT's reports for personal decision-making only and not reproduce or resell them without written consent; seek appropriate independent professional advice; and notify MarkiT promptly if any material information changes before research is completed.
All reports and work product produced by MarkiT remain our intellectual property until full payment has been received, at which point a limited licence to use the report for personal decision-making is granted. Clients may not reproduce, publish, or use MarkiT's work product for commercial purposes without prior written consent.
Payment terms are confirmed at the point of engagement. MarkiT reserves the right to withhold delivery until payment is received. Clients may cancel before research commences for a full refund. Once research has commenced, a cancellation fee proportionate to work completed may apply. MarkiT reserves the right to decline any engagement, in which case fees paid will be refunded in full.
MarkiT collects and processes client personal data solely to deliver the services requested. We do not sell or share client data with third parties except where required to deliver the service or by law. Clients may request deletion of their data at any time by contacting . Our use of personal data is governed by the UK GDPR and the Data Protection Act 2018.
